			<content:encoded><![CDATA[<p>The California Association of Realtors (CAR) reported the median price of existing single family homes saw a 12% increase from July 2011 to July 2012 and a 3.9% increase from June 2012 to July 2012 in San Benito County.</p>
<p>Statewide, CAR noted July’s sales pace was up 15.3% from that of July 2011.  July marked the 5<sup>th</sup> consecutive month that California’s median home price was up from both the previous month and year.  The statewide median price of an existing, single-family detached home was up 4.2% from June and up 12.7% from July 2011.  The July 2012 median price was the highest since August 2008, when the median price reached $352,730.</p>
<p>Realtor.com released a report ranking 146 housing markets, comparing both median list prices and for-sale inventories from 2nd quarter 2011 to 2nd quarter 2012.  6 out of the top 10 towns were in California.  San Jose at #5 had a 12% increase in the median price and 40% decrease in inventory.</p>

			<content:encoded><![CDATA[<p>A lot of positive housing news and statistics have been released recently.  We have seen this pickup in activity in our own business with a lot more home sales and more people out shopping for a home.  Homebuyers are taking advantage of historic low interest rates and low home prices.  It&#8217;s interesting hearing from people out looking to purchase that they have seen home prices increase 5%-10% just in the last few months.  I thought I would highlight a few articles I came across, confirming what we&#8217;ve been experiencing:</p>
<p>Zillow&#8217;s Chief Economist Stan Humphries stated, &#8221;After four months with rising home values and increasingly positive forecast data, it seems clear that the country has hit a bottom in home values.&#8221;</p>
<p>The S&amp;P/Case-Shiller 20-city composite index rose 1.3% in the month of April, and 19 out of 20 cities saw home-price gains during the month.</p>
<p>The National Association of Realtors reported that median home prices rose for the third month in a row in June, rising 7.9%, compared with a year ago.</p>
<p>The Economist recently noted &#8220;America’s houses are now among the world’s most undervalued: 19% below fair value, according to our house-price index&#8221; in the article <em>The American Economy, Comeback Kid</em>.</p>
<p>Supply is low and prices are on the rise.  This is all good news for housing, construction jobs, and the economy.</p>

home sales rise to highest level in more than three years; low inventory a critical issue </strong></p>
<ul>
<li>May sales surged 21.5 percent from May 2011’s revised 470,910 pace, marking the highest year-over-year sales increase since May 2009.</li>
<li>The May 2012 sales pace was the highest since February 2009</li>
<li>Home prices appear to be stabilizing, with the median home price posting both month-over-month and year-over-year gains for the third consecutive month. The statewide median price of an existing, single-family detached home was $312,110 in May, the highest since September 2010.</li>
<li>May’s price was up 1 percent from a revised $309,050 in April and 6.6 percent from a revised $292,850 recorded in May 2011.</li>
<li>The May 2012 figure was 27.3 percent higher than the cyclical bottom of $245,230 reached in February 2009.</li>
<li>The median price has posted above the $300,000 level for the second straight month after remaining below that mark for 15 months.</li>
<li>The increase in the median price can be attributed to the strong sales increase in the higher-priced coastal regions, particularly in the San Francisco Bay Area, where job growth is strong and the economy is growing faster than other areas of the state.</li>
<li>California’s housing inventory sank lower in May, with the Unsold Inventory Index for existing, single-family detached homes dropping to 3.5 months in May, down from 4.2 months in April.  May’s housing inventory was down from a revised 5.7 months in May 2011.  The index indicates the number of months needed to sell the supply of homes on the market at the current sales rate.  A 7-month supply is considered normal.</li>

			<content:encoded><![CDATA[<p>I came across the article “Home Sweet Homeowner Tax Breaks” by Kay Bell at bankrate.com.  I thought I would share the highlights which are useful in evaluating some of the benefits of owning a home:</p>
<h2>Mortgage Interest</h2>
<p>For most homeowners, the largest tax break is reflected in their mortgage payment. All of the interest payments are deductible for mortgages less than $1 million. At the beginning of each year, banks will deliver each borrower a statement which shows how much interest he or she paid that year. Homebuyers also typically pay some advance mortgage interest at closing, which is also deductible.</p>
<h2>Property Taxes</h2>
<p>A large portion of most monthly loan payments is property taxes. Homeowners can deduct these tax payments each year. If this is your first tax year in your new home, look at the settlement statement you received at closing. When the property was transferred, the year’s tax payments were prorated, which are also deductible.</p>
<h2>Points</h2>
<p>If you paid points to obtain a better rate for the loan on your primary residence, they also offer a tax break. The buyer’s down payment must exceed the value of the points charged in order for the points to be deductible and the points must appear properly on the HUD1.</p>
<h2>Selling your home</h2>
<p>When you decide to move into a new home, you may be able to avoid some taxes on the profit made from the sale of your home. Up to $250,000 in sales gain (or $500,000 for married joint filers) is tax free as long as the seller owned the property for two years and lived in it for two of the five years before the sale. If a homeowner is forced to sell under unforeseen circumstances, homeowners may receive some tax relief even if they do not meet the criteria above.</p>
